The exterior refresh of multiple housing facilities on the Northern Kentucky University campus began with the examination and assessment of the surface conditions and aesthetics design, as well as development of contract documents and performance of construction administration. This assessment encompassed 15 multi-unit residential facilities, a dining/office building, and a storage garage including Woodcrest Apartments (3 units – Oak, Sycamore and Willow); Commonwealth Hall (3 wing units, 1 common area); Kentucky Hall (3 wing units, 1 common area); Norse Hall (4 wing units); Norse Commons (dining/office facility) and a Storage Garage. The recommended building renovation scope for all units included rehabilitated EIFS siding, trim, fascia, overhangs, gutters, downspouts, paint, and the replacement of the roof on Norse Hall (4 wing units). 



As consultant to the architect, Megen provided cost estimating services, producing budget estimates at schematic design, design development and construction document phases. Our team advised the architect on cost differences of design options and completed value engineering of proposed designs to allow the owner to determine the most cost-effective solutions. We also evaluated cost impact of several schedule options to facilitate the continuing occupation of the facilities. The project had an extremely tight six-week schedule from contract award to completion of construction documents. Our accurate and reliable cost estimates helped the design team maintain this schedule.
